Work can now start on the site in Crook, where permission was granted for 256 homes in March this year.
The developer will deliver two to five-bed houses, located at High West Road to the north-west of the town.
Named Mown Meadows, 26 of the properties will be bungalows and 38 will be allocated as affordable housing, either sold at a reduced rate or transferred to a local housing association.
